How to Use the ROI Calculator

The ROI calculator compares what you invested with what you received back. It can show total return on investment, net gain or loss, return multiple, and annualized ROI when you enter a holding period.

  1. Enter the initial investment. Use the amount originally committed to the project, asset, or purchase.
  2. Add extra costs. Include fees, commissions, setup costs, or other costs that belong in the calculation.
  3. Choose the return input. Enter either final value or net gain, depending on which figure you know.
  4. Add the holding period. Use years, months, or exact dates if you want annualized ROI.
  5. Check the result. Review ROI percentage, net gain or loss, total cost, return multiple, and annualized ROI.

How to Calculate ROI

Return on investment compares the net gain from an investment with the amount invested. A positive result means the return is above the cost used in the calculation. A negative result means the return is below that cost.

Basic ROI formula ROI % = (Net Gain ÷ Total Investment Cost) × 100

Net gain is the difference between the final value and the total investment cost. If you include additional fees or setup costs, add them to the investment before calculating the percentage.

ROI Formula With an Example

Return on investment example

Initial investment: $10,000

Additional costs: $500

Final value: $15,000

Total investment cost: $10,500

Net gain: $15,000 – $10,500 = $4,500

ROI: $4,500 ÷ $10,500 × 100 = 42.86%

This result means the final value is 42.86% above the total cost entered into the model. It does not mean the investment earned 42.86% every year. Time is handled separately through annualized ROI.

ROI Percentage Calculation

ROI is usually expressed as a percentage because percentages make investments of different sizes easier to compare. A $1,000 gain on a $5,000 investment is not the same as a $1,000 gain on a $50,000 investment.

Annualized ROI Calculator and Formula

Simple ROI does not account for time. A 50% return over one year and a 50% return over five years have the same simple ROI, but they do not represent the same yearly performance.

Annualized ROI converts the total return into an equivalent compounded yearly rate. It is useful when comparing investments held for different lengths of time.

Using the earlier example, $10,500 growing to $15,000 over two years gives a total ROI of 42.86%. The annualized ROI is about 19.52%.

Annualized ROI assumes a compound-growth relationship between the starting cost and final value. It is not a substitute for IRR when there are several deposits, withdrawals, or cash flows at different dates.

What Counts as Investment Cost?

The denominator matters because ROI changes when the cost base changes. For a simple business or investment calculation, total investment cost may include the purchase amount plus costs directly tied to entering or completing the investment.

  • purchase price or initial project cost
  • commissions and transaction fees
  • setup or installation costs
  • professional fees directly tied to the investment
  • other costs you intentionally want included in the return analysis

Keep the cost definition consistent. Do not compare a return that includes several years of income against a cost base that leaves out major expenses from the same investment.

Total investment cost in this calculator is a planning input. It is not necessarily the same as tax basis, accounting book value, or another jurisdiction-specific tax measure.

Net Gain, Loss and Return Multiple

Net gain or loss shows the dollar difference between final value and total investment cost. It helps explain the percentage result in actual money.

Return multiple Return Multiple = Final Value ÷ Total Investment Cost

A return multiple of 1.50x means the final value is one and a half times the investment cost. A multiple below 1.00x means the final value is below the cost entered into the calculation.

How to Calculate ROI for a Project or Business

The same basic ROI formula can be used for a business project when both the cost and financial return can be defined clearly. Examples include equipment purchases, software implementations, process improvements, and small capital projects.

Suppose a business spends $20,000 on equipment and related setup. If the project creates $27,000 of measurable financial value over the period being evaluated, the net gain is $7,000 and ROI is 35%.

Project ROI becomes less reliable when benefits are difficult to value, costs occur at very different times, or several future cash flows matter. In those cases, payback period, NPV, or IRR may provide extra context.

ROI for Stocks and Investments

A basic stock ROI calculation can include both price appreciation and cash income if you include them consistently in the final value. For example, you may combine current or sale value with dividends received during the period.

If the purchase and transaction costs total $10,100, the stock is worth $11,500, and $500 of dividends were received, the total return value is $12,000. Net gain is $1,900, which produces an ROI of about 18.81%.

This simple method does not account for several cash flows occurring at different dates. A money-weighted return or IRR calculation is better for irregular contributions and withdrawals.

ROI vs Rate of Return

ROI and rate of return are closely related terms, but they are not always used in exactly the same way. ROI usually compares gain with investment cost. Rate of return can refer to several return measures, including simple return, annualized return, expected return, or internal rate of return.

On this page, ROI means net gain divided by total investment cost. The annualized result is shown separately so the calculation method remains clear.

ROI vs ROAS

ROI and ROAS answer different questions. ROI compares gain with the full investment cost used in the analysis. ROAS compares advertising revenue with advertising spend.

ROAS ROAS = Advertising Revenue ÷ Advertising Spend

A campaign can have a strong ROAS while producing a much lower ROI after product costs, fees, labor, and other expenses are considered. For that reason, ROAS should be treated as a separate advertising metric.

ROI vs IRR

ROI is simple and useful when one starting cost and one ending value describe the situation well. IRR is designed for a series of cash flows over time and finds the discount rate that makes net present value equal to zero.

If money moves in or out several times during the investment period, IRR or XIRR may be more informative than a simple ROI percentage.

Limitations of ROI

ROI is easy to understand, but the simplicity comes with tradeoffs. Keep these limitations in mind when using the result for a real decision.

  • Simple ROI ignores time. Use annualized ROI when holding periods differ.
  • Risk is not included. Two investments can have the same ROI with very different risk.
  • Inflation is not automatically adjusted. The calculator shows nominal results from the values entered.
  • Taxes are not calculated. Tax treatment depends on the asset, location, account type, and other factors.
  • Irregular cash flows are simplified. IRR or XIRR may be more suitable when cash flows occur at different dates.
  • Cost definitions can change the answer. Include costs consistently when comparing alternatives.

Common ROI Calculation Mistakes

  • Using revenue as profit. Revenue can overstate ROI if relevant costs are ignored.
  • Leaving out fees. Commissions and setup costs can materially change the percentage.
  • Comparing different time periods. A three-year return should not be compared directly with a one-year return without considering time.
  • Using annualized ROI for irregular cash flows. A basic compound formula may not reflect the timing of deposits and withdrawals.
  • Calling one ROI level universally good. A useful return depends on time, risk, alternatives, and the decision being evaluated.
